The Buyer's Representative LLC does not accept listings, because our firm only represents buyers, and we believe it is impossible to attempt do the absolute best job for a buyer, if an agent works in a firm that takes listings.
Since we will only do what is best for our clients, and we live by that, we do not take listings.
Over the years we have been asked to refer sellers to effective listings agents, and we have developed a method to do that.
This is how our program works: Call us to discuss what town you are listing in. We will check our past experience with Realtors in that area, and also check their performance in the market, and their current listings load as possible.
Over the years, we have seen some agents perform well, and some not as well. When you are on the other side of a transaction with a listing agent, you come to understand what behaviors you respect in a listing agent, which are important to doing the job well, and which are not so important. We like agents who are very ethical, and who care about what they are doing, and show it in their diligence.
At your request, we will select two good listing agent candidates for you to speak with. We will share with you our logic of our choice. We will contact them to discuss taking on a possible listing, and confirm what their availability.
If you then want to meet with the agents, each of the two agents will then call to set up a time to view your home. They will then meet with you, estimate value, and give you a presentation of their services.
If you choose to work with one of the agents, this will constitute what is known as a "referral" in the real estate business. We will be compensated for our effort, as the agent you choose will pay us a referral fee to our firm. .
They listing agent appreciates the introduction, and hopefully the seller finds an agent they are happy with.
